What's a square?
Roofers price roofs by the square. One square is 100 square feet of roof surface, a patch 10 feet by 10 feet.
Your roof is bigger than the floor plan of your home, because it slopes and hangs over the walls. For example, a 30-square roof on our Good option starts at 30 × $380 = $11,400, before the adjustments below.
Your new roof, by the square.
Good
Architectural shingles
$380 per square
A solid new roof with durable dimensional shingles and everything a code-compliant roof needs.
Better
Good, plus an upgraded underlayment and ventilation package
$420 per square
The same shingles with a tougher waterproof layer underneath them and a fuller attic ventilation package.
- Upgraded synthetic underlayment
- A fuller attic ventilation package
Best
Class 4 impact-resistant shingles
$480 per square
Shingles that pass the toughest hail-impact test (Class 4 under UL 2218), with everything in Good.
- Class 4 impact-resistant shingles in place of standard architectural shingles
Many Texas insurers offer a discount for impact-resistant roofs. Ask your insurer how much.
Every option includes
- Tearing off one layer of old shingles and hauling everything away
- New underlayment, the waterproof layer that goes under the shingles
- Starter strips, ridge caps and drip edge (the metal trim along the roof edges)
- New pipe boots, the rubber seals around the pipes that come through your roof
- New flashing, the metal that seals the joints where the roof meets a wall
- Attic ventilation that meets the building code
- The city permit, where one is needed
- Up to 3 sheets of new decking, the wooden boards under the shingles

Decking, with a cap.
| Home built | Most you'd pay for decking |
|---|---|
| 1996 or later. We'll replace as many sheets as your roof needs, but you'll never be charged for more than 20 sheets (the first 3 are included). | $1,445 |
| Between 1980 and 1995. We'll replace as many sheets as your roof needs, but you'll never be charged for more than 30 sheets (the first 3 are included). | $2,295 |
| Before 1980. We'll replace as many sheets as your roof needs, but you'll never be charged for more than 40 sheets (the first 3 are included). | $3,145 |
If we don't know when your home was built, we use the cap for the oldest homes until we do, so the most you'd pay can only come down.
Why you see a range.
Until your roof is measured, we can't know its size to the square foot. So your quote is a range around our best estimate: about ±8% when we priced it from the outline of your home on the map, and about ±15% when we only had the size of your home to go on. Prices are rounded to the nearest $50.
Your range is guaranteed once we measure your roof at the visit, and your quote prints the most you'll pay after signing. Read the full Price Promise
