Every option includes
- Tearing off one layer of old shingles and hauling everything away
- New underlayment, the waterproof layer that goes under the shingles
- Starter strips, ridge caps and drip edge (the metal trim along the roof edges)
- New pipe boots, the rubber seals around the pipes that come through your roof
- New flashing, the metal that seals the joints where the roof meets a wall
- Attic ventilation that meets the building code
- The city permit, where one is needed
- Up to 3 sheets of new decking, the wooden boards under the shingles

When should I replace my roof instead of repairing it?
When the shingles are brittle or losing granules across the roof, when it leaks in several places, or when repairs keep coming back. If only one area is damaged, a repair usually makes more sense, and we'll tell you so.
If your roof is roughly 5 to 15 years old and still sound, rejuvenation may delay a replacement. We'll tell you which makes sense, even if it's the cheaper one.
How long does a roof replacement take?
Most single-family replacements take one to two days on the roof, weather permitting. Larger, steeper or more complex roofs can take longer. You'll get the schedule in writing before we start.
What shingles do you use?
Every option uses architectural (dimensional) shingles. Our Best option uses Class 4 impact-resistant shingles, which pass the toughest hail-impact test. You'll see the exact product on your contract.
Do you haul away the old roof?
Yes. Tearing off one layer of old shingles and hauling everything away is included in every price.
